Report: Anchorage economy faces headwinds but also opportunity with JBER investments

The Anchorage economy is navigating a complex transition characterized by deep setbacks in traditional sectors and promising new avenues for growth. During a recent Economic Outlook Luncheon held at the Dena’ina Convention Center, Jon Bittner, president and CEO of the Anchorage Economic Development Corporation, revealed that consumer confidence has plummeted to its second lowest point on record. This downturn follows a prolonged period of residents leaving the city and significant cuts to federal employment under the current administration, which saw local federal jobs drop by more than eight percent over the last year.

Despite these headwinds, there is a major silver lining coming from Joint Base Elmendorf-Richardson. A planned two billion dollar investment is expected to bring roughly 2,700 new military personnel and their families to the area, providing a critical boost to the local economy. Furthermore, Bittner noted that the very DNA of Anchorage’s economy is shifting. While the city is losing ground as a financial and retail hub for the state and seeing a dip in urban oil industry jobs, it is evolving into a center for healthcare, logistics, and construction. Healthcare specifically remains the city’s largest employer and is projected to grow steadily through 2029 due to an aging population and increased demand for specialized services.

One of the most pressing hurdles identified in the report is the skyrocketing cost of living, which now sits twenty eight percent above the national average. Housing costs have become a primary driver of outmigration, with many residents fleeing to the Matanuska-Susitna Borough where larger lots and newer homes are available at similar or lower price points. With average home prices hitting around 481,000 dollars this year, officials believe that expanding affordable and diverse housing options is perhaps the single greatest opportunity for economic revitalization.

Mayor Suzanne LaFrance addressed these concerns during the event, highlighting her efforts to accelerate residential growth through her 10,000 Homes in 10 Years initiative. According to LaFrance, permit numbers for new housing units already nearly match last year’s totals as her administration utilizes tax incentives to encourage multi family developments and owner occupied residences. By opening the throttle on construction, city leaders hope to stabilize the workforce and create an environment where both businesses and families can afford to stay in Anchorage long term.
